The Market

Why Is the Austin Hill Country a Strong STR Market?

The Hill Country west of Austin has become one of the fastest-growing short-term rental markets in the South — driven by Austin's population boom, a destination wedding industry, and year-round outdoor appeal.

What drives demand here?

  • Austin event calendar

SXSW, ACL Fest, Formula 1 at COTA, UT Longhorn home games, and dozens of smaller festivals create massive demand spikes across the metro — and spill into Hill Country properties within 30–45 minutes of the city.

  • Destination wedding industry

Dripping Springs alone hosts hundreds of weddings per year. Each event fills nearby vacation rentals with out-of-town guests and wedding parties, reliably booking 3–6 months in advance.

  • Winery & distillery tourism

The Hwy 290 corridor hosts Treaty Oak, Jester King, Bell Springs, and dozens more. Wine and spirits tourism is a year-round weekend draw with a high-spend guest profile.

  • Outdoor & nature travel

The Barton Creek Greenbelt, Lake Travis, Pedernales Falls, and Hamilton Pool draw hikers, boaters, and nature travelers. Warm Texas weather stretches the outdoor season well past summer.

Regulations vary by city and county

Austin, Dripping Springs, Bee Cave, and Lakeway each have their own STR permit requirements. Unincorporated Travis and Hays County properties follow county rules. Texas Hotel Occupancy Tax (HOT) applies everywhere.

We help every co-hosting client confirm their permit status and platform compliance before going live — so you start on solid footing.
