Everything you want to know about co-hosting, how it works, what it costs, and how to get started.
-
Co-hosting is a collaborative partnership where we handle the day-to-day operations of your Airbnb or Vrbo listing while you remain the owner and decision-maker. We take care of guest communication, cleaning coordination, pricing optimization, maintenance, and more so you get professionally run rental operations without handing off control. You stay the listing owner. Reviews stay with you. Income goes directly to your account.
-
With traditional property management, the company typically takes control of your listing, holds your reviews under their brand, and collects rental income on your behalf. If that relationship ends, you may lose your review history and listing momentum. With co-hosting, everything stays yours: your listing, your photos, your guest reviews, and your direct income. We handle the operational work without replacing you. It is a partnership, not a takeover.
-
Absolutely. You retain full ownership and control over your listings, photos, guest reviews, and booking calendar. You set the house rules. You block dates for personal use whenever you want. Our job is to handle the daily operational stress, not to replace your decision-making.

We provide co-hosting for vacation rental owners in southwest Austin, Dripping Springs, Driftwood, and selectively in Bee Cave and Lakeway. By focusing on these communities in the Texas Hill Country, we ensure every property gets genuine local attention.
-
If any guest leaves an overall review below 5 stars on a stay we operate, we waive our co-hosting fee for that booking. No questions asked. With a 4.99-star average across 168 Airbnb reviews and a perfect 10/10 on Vrbo, this is not a marketing gimmick. It is the standard we hold ourselves to on every stay.
-
Our fee is a straightforward percentage of your property's booking revenue, with no hidden charges, no monthly minimums, and no technology surcharges. For details on our pricing structure and what is included, visit our pricing page.
-
Everything stays with you. Because you remain the listing owner throughout our partnership, your listing, photos, review history, and guest relationships are yours if you ever choose to part ways. Nothing we build together stays behind with us.
-
It depends on the current state of your home. A property that is already listed and guest-ready can be onboarded faster than a new, unfurnished home that needs setup from scratch. Either way, we are there to help through the entire process.
-
No. If you have a property you would like to list as a vacation rental but have not started yet, we can help with the entire setup, from listing creation and photography guidance to pricing strategy and regulatory compliance. The cost and timeline depend on the current state of your home, so we encourage a conversation to talk through what is needed.
-
Austin and Dripping Springs each have specific short-term rental regulations, including licensing requirements, hotel occupancy tax obligations, and operational rules. Austin's recent regulatory overhaul (effective October 2025) introduced significant changes, and platforms will begin removing unlicensed listings in July 2026. We stay current on all local regulations and can guide you through compliance.
