Why Southwest Austin Is a Strong Short-Term Rental Market

Southwest Austin offers a distinctive mix of access and retreat that appeals to a wide range of guests. Properties here are 15 to 25 minutes from downtown Austin, the University of Texas campus, and major event venues, close enough for convenience and far enough for peace and quiet.

The market data tells the story. The southwest Austin STR market includes roughly 1,932 active listings with an average estimated annual revenue of approximately $31,572 per listing. The average daily rate is $182, with occupancy averaging around 58% and a typical stay of 3 nights.

A gap in the local market

Most STR operators focus on downtown, East Austin, or the Lake Travis area. Very few have dedicated strategies targeting the southwest Austin corridor, which means less competition and more opportunity for property owners here.

Are Short-Term Rentals Allowed in Southwest Austin?

Southwest Austin falls under Austin city STR regulations, which require an active operating license for any property rented for fewer than 30 consecutive days. Austin's October 2025 regulatory overhaul streamlined licensing and introduced new platform requirements, including mandatory license display and platform delisting of unlicensed properties beginning July 2026.

Individual HOAs in the area may have additional restrictions on short-term rentals. We can review your specific situation during your free consultation.

Platform delisting deadline: July 2026

Airbnb and Vrbo will begin removing unlicensed Austin STR listings in July 2026 under the city's new platform requirements. If you are not yet licensed, now is the time to start the process.
